Lamorinda Real Estate Overview



Fondly referred to as “Lamorinda”, the tri-city community is comprised of Lafayette, Orinda and Moraga. Each of these quaint towns has its own distinctive charm and character, yet they share many important elements in common, beginning with their individual small-town feel and family-centric culture that has award-winning schools at its foundation. As Lamorinda real estate agents, we've lived in the Lamorinda community for 20+ years. 

Demographically, you’ll find that most people move to the Lamorinda community because they are drawn to its tranquility, convenience to major centers of business, and because of the extremely high quality of life offered to those raising their families. As a result, a very high percentage of Lamorinda residents have school age children.  A community that is extremely proud of its fine schools, parental involvement in all aspects of the schools and youth sports programs is ever present. 

Geographically, the town of Orinda can be found the furthest to the west, just east of the Caldecott Tunnel on Highway 24, the gateway to communities such as Berkeley, Oakland and ultimately leading to San Francisco. Orinda’s population is approximately 17,600 spread throughout a diverse topographical terrain that ranges from rolling hills to scenic valleys. Small shops and major supermarket can be found on the quaint Village side of Orinda, adjacent to the fairways of the prestigious Orinda Country Club. Just down the street, you’ll find the beautifully designed Orinda Library, park, and community center.  On the south side of town, the historic Orinda Theater has been preserved as the center of a quaint retail and office center called Theater Square. Surrounding the Square, you’ll find a mix of restaurants and retail shops. You’ll enjoy a tantalizing sample of Orinda in our video.

The town of Moraga is located to the south of Lafayette and Orinda. Primarily reachable via two access routes, it has a small town feel that harkens back to the quieter, simpler times of perhaps the 1960s. The town is comprised of more “conforming” subdivisions than either Lafayette or Orinda, and the Lamorinda homes of choice within Moraga are often ranch style residencens embraced by beautiful rolling hills. With a population of approximately 16,300, it is comparable in size to Orinda. Within the town, you’ll find abundant local shopping, several popular restaurants, and a variety of local merchants who are well supported by the community. Abundant parks and recreational facilities can be found throughout the town.

With a population of approximately 24,000 people, Lafayette is the largest of the towns within Lamorinda. It is also the most diverse geographically, and has the greatest variety of shopping, restaurants, real estate, and recreational facilities. I am admittedly partial to Lafayette, having spent over 20 years living in the community. From the unparalleled natural beauty of the Lafayette Reservoir recreation area, the vibrant downtown shopping and restaurant district, to the state-of-the-art 2010 completion of the Lafayette Library and learning center… Lafayette is a very special place to live. If you haven’t seen our Lafayette video, don’t miss it.
